The Purchaser shall in the development of the property, including the erection of a residential dwelling thereon comply fully with the provisions of the San Lameer Town Planning Scheme and the Purchaser further agrees thereto that:
- the floor area of buildings that may be developed on the property shall not exceed 325m² and the Purchaser further undertakes to ensure that the residential dwelling to be erected on the property will have a minimum floor area of 275m²;
- once a residential dwelling has been designed and built and a completion certificate has been issued by the Local Authority, there shall be no subsequent extensions or external alterations to the building;
- the erection of any building on the property shall comply with the general layout plan and the upper story may not exceed 33% of the coverage of the lower story.
